A guide to installing commercial EV charging points

Businesses across the nation are working hard to be more sustainable and reduce carbon emissions. One way to make an instant impact is to install EV charging points.

Who can install commercial EV charging points?

Landlords or business owners can install EV charging points but leaseholders should refer to their lease agreement before doing so. Landlords may want to install the equipment themselves to improve the service offerings for tenants but they will need to maintain it.

Do you need planning permission to install EV charging points?

No. Wall-mounted electrical outlets or upstanding charging points do not need planning permission. Business owners and landlords will however need to comply with legislation.

Is it a legal requirement to provide EV charging points?

The answer is no for existing buildings, however building regulations came into force in June 2022 that requires EV charging points to be installed in any new commercial property, or where major renovations take place, or if there is to be a change of use. There must be a minimum of one charge point for every ten parking spaces.

Cabling allowing further EV charging points must also be installed for future charging points.

Are grants available to help pay for EV charge point installation?

Yes. The government’s Work Charging Scheme is open to businesses, charities and public sector organisations that meet eligibility criteria.

Businesses can use it to provide charging points for their employees or fleets.

The grant covers up to 75% of the total costs of the purchase and installation of EV charging points (including VAT) to a maximum of £350 per socket and up to 40 sockets across all sites.

Who pays for the electricity costs?

In the main, if a business is providing EV charging points this would be seen as a non-taxable benefit of employment, designed to incentivise more people to use cleaner vehicles. Tax benefits do not apply to taxable company vehicles.
